The Closing Table

Before closing, your title company will make sure your title is marketable. With this step complete, the closing is the very last step in the home buying process. At this meeting, you and all other necessary parties will sign every document necessary to complete the sale and transfer of the property. The closer will explain every document to both the buyer and seller, and then notarize all the documents. The closer will also verify receipt funds and obtain approval for funding.


Document Signing

Be sure to get comfortable. At a closing, you may need to sign as many as 50 documents. After all the documents have been signed and notarized, the closer will cut and disburse all funds and checks. All the documents will be packaged and sent according to the lender’s instructions. After the closing, the closer will address unpaid invoices by mailing, wiring, or sending out payments. They will send the entire file to the recording department after the closing. Everyone involved in the sale will attend the closing.
